Umbrella Home Inspections was the last of 3 recommendations given to us by the listing agent. We were on a very tight deadline for quick closing so the first two could not conduct the inspection in the window needed. Otilio answered, gave us a quote and commitment to conduct the inspection that weekend. He ended up performing the inspection the following afternoon (Friday) and we had the report that night. We spoke on the phone saturday morning to discussion his report. The report, wind mitigation, and 4 point were excellent and well written. We were confident in purchasing a home (site unseen) due to his thoroughness and knowledgeable insight. Highly recommend!

Otillio was very professional and communicative. We had to have 2 inspections due to a new roof being a condition of our closing. He worked with us on short notice for the separate roof inspection and was very thorough with the initial inspection. While he inspected the roof, he notices that the new septic system (also a condition of closing) installation had begun and was kind enough to take some photos for us as an FYI that the permit had come through and they had started. That took such a weight off of my stress and it was something he didn’t need to do but chose to do just because.
